Challenges

“The Centennial project is 10 years old. During that time wear and tear on the buildings appears to be above normal, primarily due to design deficiencies.”

Missing Design Components
Cause of Water Intrusion, Rot + Mold

Many of our homes have water in the walls. Our complex was built without vapor barriers to protect the internal structure, without flashing over our windows, and without eaves or overhangs on the roofs. Some of the structures are rotted and mold-infested due to 35 years of water intrusion.

There have been leaks into owners’ homes. Exterior entryways are in danger of collapse. So far we have been able to repair them before they do. The roof design creates ice dams which then lean into the interior of the building and moisture is trapped by the redwood siding, whose moisture-resistant characteristics masked our ability to know the true extent of the problem until 2009. Our homes are unsafe. They lack structural integrity, which means they could soon be unrepairable, eventually leaving 92 local families homeless.
